DRAŽDIAK – HOUSING

BRIEF:

This is a conceptual study of a residential housing development located in the Draždiak area in Bratislava, situated in close proximity to the lake. The aim was to design high-quality green housing with maximum use of the exceptional waterfront location while maintaining an efficient floor area of the buildings.

CONCEPT:

The site is located in an exceptionally attractive position in direct contact with Lake Draždiak. The design works with an urban structure divided into smaller residential buildings, whose form and mutual orientation allow lake views from a large number of apartments. The residential complex is divided into three housing clusters complemented by a separate gym building. All parts are connected by an underground parking garage fully located below ground level to preserve the continuity of green areas.

 

A key element of the proposal is a circular pier, to which the residential buildings and shared functions are connected – a café, swimming pool, private beach, shared garden with a pergola, and a children’s playground. The circular concept concentrates public and community life into a clear central point, functioning as a small square. The pier also creates a distinct boundary between the private residential area and the public space of the city.

The design fully utilises the potential of the waterfront location – direct contact with nature, swimming opportunities, lakeside relaxation, and leisure activities within the complex. The prestigious setting enables the creation of higher-standard housing. Almost every apartment includes a balcony, terrace, or private front garden. Apartment layouts are designed to be functional and generous, with an emphasis on large-format windows and direct views of the lake and surrounding greenery.

 

The complex also includes a restaurant or café located by the pier, serving not only residents but also functioning as a natural social and cultural point for the wider Petržalka area. The swimming pool is designed as an alternative to lake swimming, ideally in a biotope solution, complemented by a small beach area and showers.

 

The material concept combines concrete, wood, white steel, and steel mesh, supporting a light, contemporary architectural expression that responds sensitively to the natural context. The proposal is further complemented by a private fitness area with sauna, community gardens for cultivation and relaxation, and children’s and sports playgrounds.
