FAMILY HOUSE – LANŽHOT
BRIEF:
The aim was to design the reconstruction of a large family house and a new floor plan layout allowing several independent functions to operate within the building without mutual interference. The brief included creating a self-contained residential unit for the owners, guest apartments, attic accommodation, and a brewery located in the basement, including the necessary technical facilities.
CONCEPT:
The house is conceived as a set of clearly separated functional units – the owners’ apartment, guest apartments, a basement brewery, and a newly designed extension. The key principle of the design is the separation of guest circulation from the private operation of the owners, allowing individual functions to coexist without disturbance.
A separate entrance for guests is designed, leading to a central staircase located in the former garage area. This zone also includes a laundry room, separate WC, service facilities, and storage for electric bicycles. A cleaning cupboard and built-in refrigerators for local products are placed in the corridor in front of the apartments. The apartments are designed with a separate bedroom, bathroom, and living area with a kitchenette and sofa bed. The attic apartments are more generous and intended for families or larger groups of guests.
The owners’ living area is created on the ground floor by removing non-load-bearing partitions and inserting a central “box” containing a bathroom with WC while subtly zoning the space. Two main zones are formed – a living area with a study and a dining area with a kitchen connected directly to the terrace and garden. The space can be separated by sliding wall panels if needed. Guests access this area via a separate entrance from the staircase, while the owners use the main entrance.
A private zone for the owners is located on the mezzanine level, including a bedroom, work corner, and a bathroom with a bathtub. The workspace is created by removing an unused street-facing balcony and supplemented with additional storage.
The basement of the house is dedicated to the brewery operation. It was necessary to clearly separate the publicly accessible part with seating and sanitary facilities from the production, storage, and technical areas. To improve operation, a new entrance and a freight lift are designed, connecting the brewery with the preparation area and kitchen in the extension.
NEW FORM OF THE HOUSE:
Changes to the interior layout required adjustments to the façade and the overall massing of the house. New windows and entrances are integrated into the façades to appear natural and reflect the new operational layout. The extension is designed as a lightweight timber structure without permanent foundations, wrapping around the rear and side of the house and primarily serving the brewery operation and garden connection. The structure is partially roofed, partially open, and complemented by louvred shading above the terrace.
The façade is designed in off-white tones, combined with large frameless windows and timber-framed openings.
